Stuart J. Boesky – Chief Executive Officer
Mr. Boesky has 31 years of commercial real estate experience and is the Chief Executive Officer of The Pembrook Group , which he founded in 2006. Prior to founding The Pembrook Group , Mr. Boesky was the Chief Executive Officer of CharterMac (now called Centerline Capital Group, NYSE: CHC), one of the nation's leading commercial real estate financial services firms. Organically and through acquisitions, Mr. Boesky engineered CharterMac's growth and diversification from a portfolio investor in multifamily housing bonds to a full- service real estate financial services firm, increasing annual debt and equity origination from $83 million per annum to over $4 billion per annum and increased its total funds owned or under management from approximately $300 million to approximately $24 billion.
Prior to joining CharterMac, Mr. Boesky practiced real estate and tax law with the Boston law firm Kaye Fialkow Richmond and Rothstein and the New York law firm Shipley and Rothstein. Prior to that Mr. Boesky was a real estate consultant at the international accounting firm of Laventhol & Horwath. Mr. Boesky received a Bachelor of Arts degree and graduated with high honors from Michigan State University, and received a Juris Doctor degree from Wayne State School of Law. He earned a Master of Laws degree in Taxation from Boston University School of Law. Mr. Boesky is a regular speaker at industry conferences and on television and has served as a member of the board of directors of the National Association of Affordable Housing Lenders. Mr. Boesky is also a founding member of the Leadership Forum on Pension Fund and Endowment Investments in Domestic Emerging Markets at the Joint Center for Housing Studies of Harvard University.
Neil S. Bø – Managing Director, Institutional Investor Relations
Mr. Bø has 16 years of experience in the affordable housing and commercial real estate industries, and is responsible for institutional relationships with banks requiring qualified investments under the Community Reinvestment Act and insurance companies looking for socially responsible investments. Mr. Bø was previously the President, and a partner, of Meridian Investments, Inc., a privately-owned NASD; SIPC Broker Dealer. Meridian focused on institutional tax-advantaged private placements and was the exclusive placement agent for CharterMac Capital. Prior to joining Meridian in 1997, Mr. Bø was a Vice President with The Boston Financial Group (now MuniMae Financial) in the Institutional Tax Credit Division, in institutional sales and analysis. Mr. Bø earned a Bachelor of Science degree in Business Administration from Florida Institute of Technology, as well as a Master of Business Administration and a Master of Science in Information Systems from Boston University.
Mark A. Fluent – Originations (West Coast)
Mr. Fluent has 26 years of experience in the commercial real estate industry and is responsible for Pembrook’s originations of debt products. Mr. Fluent was previously Senior Vice President at Lehman Brothers, where he was responsible for West Coast debt and equity originations. Prior to joining Lehman in 2006, Mr. Fluent was Managing Director of CharterMac, where he managed its west coast commercial mortgage origination. Mr. Fluent started his professional career at Finova, a Fortune 500 company listed on the New York Stock Exchange. He earned a Bachelor of Arts degree in Journalism and Communications from the University of Southern California.
John A. Garth, Partner – Managing Director, Originations (East Coast)
Mr. Garth has 31 years of experience in the commercial real estate industry and is responsible for banking relationships, including the acquisition of structured debt products, as well as asset and portfolio pricing and structuring. Mr. Garth was previously Chief Operating Officer of American Mortgage Acceptance Company, a publicly-traded REIT managed by Chartermac and listed on the American Stock Exchange. Prior to joining Chartermac, Mr. Garth was a senior originator at GMAC Commercial Mortgage Corp., where he specialized in structuring and distributing highly-structured, large-loan transactions involving B-notes and mezzanine debt. Before joining GMAC in 1997, Mr. Garth spent 12 years in the real estate investment area of The Prudential Insurance Company of America. Mr. Garth earned a Bachelor of Science degree and a Master of Science degree in Civil Engineering from Tulane University, and a Master of Business Administration degree in Real Estate Finance from the Wharton School of the University of Pennsylvania.
Patrick J. Martin – Pembrook Multifamily Capital, LLC
Mr. Martin has 19 years of experience in commercial real estate and affordable housing, and is a long-term industry leader in the sponsorship of affordable housing tax credit partnerships. Previously, Mr. Martin was a Senior Managing Director of Centerline Capital Group (“Centerline” and fka “CharterMac”), and co-head of that firm’s Commercial Real Estate division. In that capacity, Mr. Martin oversaw Centerline’s commercial lending, equity investment and pension fund advisory practices, deploying over $2 billion in debt and equity in 2007. Mr. Martin also spent 14 years at Centerline’s predecessor Affordable Housing division, where he was instrumental in establishing the industry’s premier Low Income Housing Tax Credit practice. In that capacity, Mr. Martin was directly involved in investing over $1.7 billion of tax credit equity in 344 properties valued in excess of $4.2 billion and is recognized as one of that industry’s innovative leaders. During that time, he separately managed six joint venture development efforts under which the firm jointly acquired and rehabilitated over 1,800 residential units. Prior to joining Related Capital, Mr. Martin was a Financial Analyst for Colliers International in Montreal, Canada. Mr. Martin holds a Masters degree in Real Estate Investment and Development from New York University in 1992. He also received a Bachelor’s degree in Business Administration from Concordia University in Montreal, Canada.
Brian L. Shelly – Managing Director, CRA Underwriting and Asset Management
Mr. Shelly has 23 years of experience in the commercial real estate industry and is responsible for the company's asset management and CRA asset underwriting. Mr. Shelly was previously a Managing Director and Executive Vice President at CharterMac, where he was chief underwriter and directed the activities of its affordable housing and underwriting department. Prior to joining CharterMac in 1996, Mr. Shelly was Director of Property Management for Pyramid Construction, overseeing commercial real estate assets in 11 states. Mr. Shelly started his professional career at Schlumberger Limited, a Fortune 500 company listed on the New York Stock Exchange. He earned a Bachelor of Science degree in Petroleum Engineering from Pennsylvania State University.
James D. Spound – Pembrook Multifamily Capital, LLC
Mr. Spound has 21 years of experience in commercial real estate, extensively focused on the capital markets for affordable housing. Previously, Mr. Spound was a Senior Managing Director of Centerline Capital Group (“Centerline” and fka “CharterMac”), and Co-head of that firm’s Commercial Real Estate division. Mr. Spound joined Centerline in 1998, where he helped establish that firm’s lending practice to serve the affordable housing industry. The initial program that Mr. Spound led for several years was a direct purchase program for tax-exempt debt. This program, formerly known as CharterMac, became the country’s premier private origination and securitization vehicle for debt raised to finance affordable housing. Mr. Spound also managed Centerline’s expansion into complementary debt programs for affordable housing, including GSE sponsored and mezzanine loans, in which it also became a market leader. Prior to joining Centerline, Mr. Spound spent 8 years as a public finance banker at Merrill Lynch & Co. and Wachovia Capital Markets. Previously, Mr. Spound was senior consultant at Kenneth Leventhal & Company focused on debt restructurings in the real estate industry, and a project manager at New York City’s Economic Development Corporation. Mr. Spound received a Bachelor of Arts degree from Brown University and a Master of Science in Management from the Sloan School at the Massachusetts Institute of Technology.
Eugene T. Venanzi, II – Director, Senior Underwriter
Mr. Venanzi has 12 years of experience in the commercial real estate industry, and is responsible for sizing, structuring, and underwriting commercial real estate transactions. Prior to joining Pembrook, he was a Director and Senior Underwriter at Fisher Brothers in New York, where they managed a $300 million high yield real estate investment fund. Previously, Mr. Venanzi worked at The Situs Companies, where he was a Director of Situs Realty Services in Tokyo, Japan and served as the Senior Underwriter for Credit Suisse Real Estate Finance, Asia Pacific. Prior to joining Situs, he worked as a Director and Senior Underwriter from 2000 to 2007 in the Commercial Real Estate Group at UBS Investment Bank in New York, where he sized, structured, and underwrote in excess of 130 transactions totaling more than $3.5 billion, including fixed rate CMBS, bridge, construction, and mezzanine loans, as well as joint venture equity investments. Previously, Mr. Venanzi was a real estate consultant at Rosin & Associates in New York and worked for several years as an analyst in High Yield Corporate Finance at CIBC Wood Gundy and Chase Securities. Mr. Venanzi graduated cum laude from the School of Foreign Service at Georgetown University in 1996.
Jeff T. Jerrier – Vice President, Investor Relations
Mr. Jerrier has 18 years of experience in the commercial real-estate and securities industries with a primary focus on tax advantaged, real estate investments. Previously he was a Senior Vice President at Meridian Investments, where he was responsible for managing the sales activities of the institutional placement team. Prior to joining Meridian in 1995, Jeff worked with the sales and marketing group of a nationally recognized Tax Credit sponsor. In addition to graduating with a BA from Boston College in 1991 and completing the Certificate in Real Estate Finance curriculum at Boston University in 1998, Mr. Jerrier holds FINRA Series 7, 22, 24 and 63 licenses.
Daniel S. Orbach – Senior Analyst - Underwriting
Mr. Orbach has 4 years of experience in the commercial real estate industry and works with the underwriting and origination teams to provide analysis and perform diligence on commercial real estate transactions. Prior to joining Pembrook, Mr. Orbach was an Associate at Fisher Brothers in New York, where he worked within the Blue Heron Fund, a $300 million high yield real estate investment vehicle. Prior to that, Mr. Orbach worked at Dillon Read Capital Management / UBS Investment Bank in the Commercial Real Estate Group where he worked on fixed rate CMBS, bridge, and mezzanine loans, and helped manage an equity joint venture that closed approximately 40 transactions totaling over $400 million in just over 6 months. Mr. Orbach graduated magna cum laude from the McDonough School of Business at Georgetown University in 2006.
Marzena Zareba – Associate
Ms. Zareba has 2 years of experience within the finance and commercial real estate industries, and provides analytical support through the origination, underwriting, and asset management process. Prior to joining Pembrook, Ms. Zareba worked as a financial analyst and budget advisor at ETRA Logistics Services, a company which provides customer service and bank support in cooperation with Vigo Remittance Corp., a subsidiary of Western Union. Ms. Zareba earned a Bachelor’s Degree in Computer Techniques from the Bialystok University, Poland, where she also earned a Bachelor’s Degree in Marketing and Management, as well as a Master’s Degree in Enterprise Management. In December 2008, Ms. Zareba graduated from Pace University, New York, with a Master of Business Administration in Financial Management.
William Turchyn
Mr. Turchyn is a Partner and a member of Mariner's Investment and Management Committees. Previously, he served as Chairman of ING Furman Selz Capital Management, which managed over $18 billion for institutions and private clients. At ING Furman Selz, Mr. Turchyn was also responsible for the firm's hedge fund business, which consisted of 10 internal groups managing approximately $2.5 billion, and was one of five members of the Operating Committee for ING Aeltus, which was responsible for over $50 billion of alternative and traditional asset management activities including Private Equity, Structured Products and Real Estate. Prior to ING Furman Selz, he was Executive Vice President of Shearson Lehman Hutton American Express and its predecessor, E.F. Hutton & Company, where he was Head of Private Equity Origination, Asset Management and Real Estate Investment Activities. He has served on the boards of a number of public and private companies and is a Trustee of St. Peter's College and Vice Chairman of the Investment Committee for the college's endowment. He is presently a Co-Chairman of the Executive Committee of the Money Management Institute, the organization that represents the separately managed account industry.
Nicolas P. Retsinas
Nicolas P. Retsinas is Director of Harvard University's Joint Center for Housing Studies. The Center conducts research to examine and address the most critical housing and community development issues in America. Mr. Retsinas is also a Lecturer in Housing Studies at Harvard University and in Real Estate at the Harvard Business School.
Prior to his appointment in 1998, Retsinas served as Assistant Secretary for Housing-Federal Housing Commissioner at the United States Department of Housing and Urban Development (HUD) and as Director of the Office of Thrift Supervision. He also served on the Board of the Federal Deposit Insurance Corporation, the Federal Housing Finance Board and the Neighborhood Reinvestment Corporation. Mr. Retsinas' many awards include a Meritorious Service Award from the US Treasury Department, Excellence in Public Service Award from the Rental Housing Association, and the Housing Leadership Award from the National Low Income Housing Coalition. He is in the National Housing Hall of Fame and was named one of the most influential people in real estate by the National Association of Realtors.
Retsinas also previously served as Executive Director of the Rhode Island Housing and Mortgage Finance Corporation. He received his master's degree in city planning from Harvard University and his AB in economics from New York University.
Retsinas currently chairs Habitat for Humanity International and serves on the Board of Trustees for the National Housing Endowment and Enterprise Community Partners, and is on the Board of Directors of the National Housing Conference among other associations. He has written extensively on housing, community development and banking issues including co-editing Building Assets, Building Credit: Creating Wealth in Low-Income Communities (2005). He is a Fellow at the National Academy for Public Administration and the Urban Land Institute.
Adrian B. Corbiere
Mr. Corbiere is a Senior Vice President of Freddie Mac. In that position, he is responsible for the company's $93 billion multifamily portfolio, which includes the cash mortgage, negotiated transaction, CMBS and low-income housing tax credit portfolios.
Before joining Freddie Mac, Mr. Corbiere was a managing director at Allstate Insurance Corp. responsible for all real estate, mortgage and CMBS investments. Prior to his position at Allstate, he was senior vice president of fixed-income investments, including mortgages and private placement bonds, at New England Mutual Life Insurance Company. He also held various real estate finance positions at both Cigna and Phoenix Mutual Insurance Companies.
Mr. Corbiere graduated from Lehigh University with a B.S. in Finance. He holds a master's degree from the University of Hartford and completed additional graduate work at the Kellogg School of Management at Northwestern University. Mr. Corbiere is active in real estate industry groups, including the Mortgage Bankers Association, National Multi Housing Council, Urban Land Institute, Real Estate Roundtable, National Association of Home Builders, Commercial Mortgage Securities Association (Board of Governors), Chartered Realty Investor Society (Founding Board of Governors), and the National Equity Fund (Board of Directors).
Denise L. Kiley
Ms. Kiley is a former Managing Trustee and the former Chief Credit Officer of CharterMac, one of the nation's leading real estate financial services firms. Ms. Kiley was the Director of the Company's Asset Management and Underwriting Divisions where she was responsible for overseeing the due diligence and asset management of all multifamily residential properties invested in by CharterMac-sponsored corporate, public and private equity and debt funds, a portfolio that totaled over $24 billion. She was also the Chief Operating Officer of Related Capital Company, a CharterMac subsidiary. Ms. Kiley retired from CharterMac in 2005.
Prior to joining Related Capital Company in 1990, Ms. Kiley was a First Vice President with Resources Funding Corporation, a subsidiary of Integrated Resources, Inc., where she was responsible for acquiring, financing, and asset managing multifamily residential properties. From 1981-1985 she was an auditor with Price Waterhouse.
Ms. Kiley is a Member of the Advisory Committee for the Joint Center for Housing at Harvard University. Prior to her retirement from CharterMac, she was a member of the Multifamily Leadership Board for the National Association of Home Builders and a member of the National Housing & Rehabilitation Association. Ms. Kiley received a Bachelor of Science degree in accounting from The Carroll School of Management at Boston College.
